Unpopular opinion about Nassau Bay

Longtime lurker here, My family moved here when I was a kid. The unemployment rate is 0.8%, which is pretty low. The median home value here is around $339,400, which seems about average. Crime rate is something to consider -Nassau Bay sits at 365.1 per 100K. Homes are going for about $339,400 on average. Poverty rate is 6.3%, which is pretty low. The school system varies a lot by neighborhood. I'd say it's better for families than young singles. It's changing fast -some good, some not so much.

Pros:
- Growing food scene
- Easy commute
- Lots of new development
- Strong sense of community
- Plenty of shopping options

Cons:
- Not very walkable
- Limited dining options
- Poor road conditions
Downtown has improved a lot in recent years. The suburbs are where most families end up. Traffic can be rough during rush hour, no sugarcoating that. It's not perfect, but the community is solid. OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a writer, 28, moved here 1 years ago from Phoenix. I've lived in Highland and East, and traveled to most parts of the metro.

**What I love:**
1. Great outdoor activities nearby
2. Active local events and festivals
3. Good airport with direct flights
4. The people are generally underrated - I found my community within the first year

**What I don't love:**
1. Not a lot of cultural diversity
2. Homeless population growing downtown
3. The nightlife situation is reasonable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Highland: Great for retirees. challenging vibes, walkable.
- East: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Phoenix, everything felt surprisingly good. Rent is about /mo. Groceries are competitive. Gas is reasonable. You can live comfortably on $60K-$110K here.

**Final verdict:**
Hope this helps!. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Renting here right now, paying about /mo for a 4-bedroom. I'm still on the fence after all this time. Compared to Portland it's hit or miss.
