Best areas to explore in New Haven?

Hi all, I'm originally from Kansas City and It's a a mid-size city city with about 133K people. You can expect to pay around $1,442 for rent here. There's a growing tech scene which is exciting. Should I be concerned?

Bought a house here in 2021 and it was the best decision I ever made. Property values have gone up significantly since then.
