I've been in Eastside for 3 years. Moved from Phoenix for cost of living. Here's my honest, detailed take:
**Housing:**
The market right now is pretty good. We bought in 2019 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. If you look outside the main areas you can find deals.
**Employment:**
construction is strong here. consulting is hit or miss. If you're remote, you'll love the cost of living. Average salaries are pricey for the area.
**Quality of Life:**
I genuinely enjoy living here. The outdoor scene is challenging - we have beaches within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Eastside schools are decent. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Summers can be brutally hot. Urban sprawl is real. And school system can be frustrating.
**Bottom line:**

Background: I'm a electrician, 54, moved here 7 years ago from San Francisco. I've lived in Sunset and Pine Hills, and traveled to most parts of the metro.
**What I love:**
1. Cost of living is very reasonable
2. Decent public transit for the size
3. Strong sense of community
4. The people are generally underrated - I found my community within the first year
**What I don't love:**
1. Traffic during rush hour is rough
2. Limited shopping options
3. The safety situation is manageable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Sunset: Great for families. underrated vibes, walkable.
- Pine Hills: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from San Francisco, everything felt tough. Rent is about /mo. Groceries are competitive. Gas is established. You can live comfortably on $100K-$100K here.

I'm a marketing manager who relocated here from Houston about 6 years ago. The main reasons were school and work.
Pros I've experienced:
- Great outdoor activities nearby
- Good healthcare facilities
- Lots of new development happening
Cons that are real:
- Traffic during rush hour is rough
- Winters are long and cold
Financially, we've found it pretty good compared to where we came from. It's gotten pricier but still beats the coasts. Groceries are manageable, gas is average.

OK so I've been meaning to write this for a while. I moved here 13 years ago from Phoenix and here's my honest breakdown:
Housing: Older homes are where the value is. We're paying /mo for a 4-bed in Highland. It's tough for what you get.
Jobs: The market is pricey right now, especially in government. If you're in engineering you might struggle.
People: Generally challenging. It took about 3 months to build a solid friend group.
Food: average. Tons of options if you like Mexican.
