Planning a move to Newark -neighborhoods?

The unemployment rate is 3.5%, which is pretty low. The median home value here is around $357,600, which seems about average. Rent is about $1,611/month for a decent place. Night life is decent if you know the right spots. The suburbs are where most families end up. Am I wrong here? It's changing fast -some good, some not so much. Honestly, I think it's a great place if you know where to look. Public transit needs a lot of work honestly. The weather takes some getting used to. People here are genuinely friendly, not just surface-level. The city has invested a lot in new development.

I've lived in Eastside for about 10 years now, so I can give you a pretty detailed perspective.

I wouldn't want to live anywhere else right now. When I first moved here from Tampa, I was surprised by traffic. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Cost of living is very reasonable
- Nice parks and green spaces
- The weather scene is average

The downsides:
- Limited shopping options
- Dating scene is rough

Overall I'd rate it 9/10 for families. Definitely worth checking out..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Pine Hills for 15 years. Moved from Charlotte for work. Here's my honest, detailed take:

**Housing:**
The market right now is hit or miss. We bought in 2018 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. It's gotten pricier but still beats the coasts.

**Employment:**
real estate is strong here. education is hit or miss. If you're remote, you'll love the cost of living. Average salaries are affordable for the area.

**Quality of Life:**
it's not perfect but it works for me. The outdoor scene is average - we have lakes within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are surprisingly good. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Can feel isolated. Homeless population growing downtown. And school system can be frustrating.

**Bottom line:**
