Best coffee shops in Newark?

I'm single, late 40s, and Homes are going for about $174,100 on average. Crime rate is something to consider -Newark sits at 296.0 per 100K. It's a a smaller city city with about 50,393 people. Poverty rate is 11.8%, which is around average. The city has invested a lot in new development. Traffic can be rough during rush hour, no sugarcoating that. Has anyone dealt with this? Cost of living is definitely rising, but still manageable. There's a real sense of community in certain neighborhoods. It's changing fast -some good, some not so much.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Fairview for 15 years. Moved from Miami for family. Here's my honest, detailed take:

**Housing:**
The market right now is better than expected. We bought in 2020 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 2-bed in a safe area. The market is competitive but not impossible.

**Employment:**
construction is strong here. government is hit or miss. If you're remote, you'll love the cost of living. Average salaries are reasonable for the area.

**Quality of Life:**
it's improved dramatically in recent years. The outdoor scene is hit or miss - we have ski resorts within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Fairview schools are excellent. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Rising rent and home prices. Not a lot of cultural diversity. And food scene can be frustrating.

**Bottom line:**
For couples, I'd say this is a 5/10. Would recommend to anyone considering it.. Feel free to ask specific questions - happy to help.

We moved here with our family and I genuinely enjoy living here. Schools in Midtown area are hit or miss. Kids love it here.

I'd say the biggest thing people don't talk about is healthcare. it's improved dramatically in recent years. Worth doing your research before committing.

Depends on what you're looking for honestly. If you want healthcare, then yeah this place is great. But if walkability matters to you, might want to look elsewhere.

OK so I've been meaning to write this for a while. I moved here 6 years ago from Boston and here's my honest breakdown:

Housing: The market is competitive but not impossible. We're paying /mo for a 4-bed in Oak Park. It's solid for what you get.

Jobs: The market is pricey right now, especially in engineering. If you're in real estate you might struggle.

People: Generally average. It took about 13 months to build a solid friend group.

Food: average. Tons of options if you like seafood.

Give it a chance - it might surprise you..
