Anyone else feel this way? Poverty rate is 5.6%, which is pretty low. With a population of 43,510, Newnan is a smaller city. Median household income is $80,299, which feels pretty solid for the area. The unemployment rate is 2.1%, which is pretty low. You can expect to pay around $1,391 for rent here. Downtown has improved a lot in recent years. It's changing fast -some good, some not so much. It's a very car-dependent city, for better or worse. People here are genuinely friendly, not just surface-level. It's not perfect, but the community is solid. Came here for work and stayed because it's exactly what I was looking for. The cultural scene is honestly hit or miss and I don't see that changing anytime soon.

Real talk - this place is not for everyone, and I think that's OK.
If you value safety, you'll love it. The outdoor recreation is genuinely pretty good and I've found there are trade-offs but the good outweighs the bad. My neighborhood (Eastside) is pricey and I feel safe walking around at night.
But if you're coming from Dallas, be prepared for the culture shock. job market is completely different here. And Urban sprawl is real.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Great question. I'll try to be comprehensive here.
I'm a real estate agent who relocated here from Atlanta about 9 years ago. The main reasons were work and my partner's job.
Pros I've experienced:
- Nice parks and green spaces
- Good internet infrastructure
- Close to major attractions
Cons that are real:
- Nightlife is limited
- Not very walkable outside downtown
Financially, we've found it improving compared to where we came from. Older homes are where the value is. Groceries are pricey, gas is underrated.
Socially, it's improved dramatically in recent years. Happy to answer more specific questions..

I'm a contractor and I've found there are trade-offs but the good outweighs the bad. The community is hit or miss and there's always something going on.

Bought a house here in 2023 and it was the best decision I ever made. Property values have gone about the same since then.
