Newport Beach is underrated, change my mind

Curious what people think. I'm a remote worker and Poverty rate is 4.1%, which is pretty low. What neighborhoods would you suggest?

I've been living here for 2 years and I'd say it's not perfect but it works for me. The school system is underrated compared to other places I've lived. Overall No regrets on my end..
