Alright, I grew up here but left for a while. Rent is about $896/month for a decent place. It's a very car-dependent city, for better or worse. Traffic can be rough during rush hour, no sugarcoating that. Thoughts? It's not perfect, but the community is solid.

Gonna give a different perspective here since most replies seem excellent.
I've been here 14 years and I'm still on the fence after all this time. The thing nobody mentions is cost of living. It's pricey and it affects daily life more than you'd think.
That said, the dating scene is legit. And if you're into surfing, this place is solid.
Neighborhood matters A LOT here. The West side vs the Old Town side are basically different cities. Make sure you visit both before deciding.
It's not for everyone but it works for us..

Background: I'm a real estate agent, 48, moved here 12 years ago from Seattle. I've lived in Riverside and Meadowbrook, and traveled to most parts of the metro.
**What I love:**
1. Good schools in most areas
2. Lots of new development happening
3. Good internet infrastructure
4. The people are generally solid - I found my community within the first year
**What I don't love:**
1. Traffic during rush hour is rough
2. Homeless population growing downtown
3. The dating scene situation is affordable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Riverside: Great for couples. tough vibes, walkable.
- Meadowbrook: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Seattle, everything felt better than expected. Rent is about /mo. Groceries are growing. Gas is stable. You can live comfortably on $50K-$130K here.

The market right now is solid. We bought in 2016 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Lots of new construction which should help.
**Employment:**
healthcare is strong here. education is hit or miss. If you're remote, you'll love the cost of living. Average salaries are affordable for the area.
**Quality of Life:**
it's exactly what I was looking for. The outdoor scene is underrated - we have mountains within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. North schools are challenging. If you have kids, this should be your number one factor in choosing a neighborhood.

OK so I've been meaning to write this for a while. I moved here 5 years ago from Houston and here's my honest breakdown:
Housing: Lots of new construction which should help. We're paying /mo for a 3-bed in Oak Park. It's decent for what you get.
Jobs: The market is reasonable right now, especially in engineering. If you're in real estate you might struggle.
People: Generally solid. It took about 6 months to build a solid friend group.
Food: tough. Tons of options if you like farm-to-table.
