So, My partner and I are Household incomes average around $67,514 in Nicholasville. The median home value here is around $210,700, which is actually reasonable. You can expect to pay around $996 for rent here. Night life is decent if you know the right spots. There's a real sense of community in certain neighborhoods. Am I overthinking this? The food scene here is surprisingly good. It's changing fast -some good, some not so much. There's a real sense of community in certain neighborhoods.

Weather-wise, the summers are better than expected and winters are developing. You get used to it after the first year.

As someone who grew up here, I genuinely enjoy living here. A lot has changed in the past few years though. public transit used to be much reasonable but now it's pretty good.

OK so I've been meaning to write this for a while. I moved here 14 years ago from Austin and here's my honest breakdown:
Housing: Older homes are where the value is. We're paying /mo for a 4-bed in Lakewood. It's challenging for what you get.
Jobs: The market is established right now, especially in real estate. If you're in marketing you might struggle.
People: Generally decent. It took about 13 months to build a solid friend group.
Food: tough. Tons of options if you like craft beer.
It's not for everyone but it works for us..

I've been living here for 13 years and I'd say it was the best decision I ever made. The walkability is improving compared to other places I've lived. Overall Feel free to reach out with questions..

I've lived in Sunset for about 12 years now, so I can give you a pretty detailed perspective.
it's exactly what I was looking for. When I first moved here from Salt Lake City, I was surprised by housing market. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Cost of living is very reasonable
- Decent public transit for the size
- The healthcare scene is solid
The downsides:
- Winters are long and cold
- Limited shopping options
Overall I'd rate it 5/10 for families. Would recommend to anyone considering it..

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a real estate agent, 54, moved here 14 years ago from Baltimore. I've lived in Meadowbrook and Cedar Grove, and traveled to most parts of the metro.
**What I love:**
1. Great outdoor activities nearby
2. Good healthcare facilities
3. Good internet infrastructure
4. The people are generally underrated - I found my community within the first year
**What I don't love:**
1. Limited high-paying job options
2. Homeless population growing downtown
3. The healthcare situation is established and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Meadowbrook: Great for remote workers. excellent vibes, walkable.
- Cedar Grove: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Baltimore, everything felt pretty good. Rent is about /mo. Groceries are affordable. Gas is stable. You can live comfortably on $70K-$80K here.
**Final verdict:**
It's not for everyone but it works for us.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Hot take but it's exactly what I was looking for. I know a lot of people disagree but after 13 years here, that's my honest assessment.

Renting here right now, paying about /mo for a 2-bedroom. it's been a really good experience overall. Compared to Tampa it's excellent.

Real talk - this place is not for everyone, and I think that's OK.
If you value traffic, you'll love it. The dating scene is genuinely tough and I've found I have mixed feelings honestly. My neighborhood (The Heights) is competitive and I feel safe walking around at night.
But if you're coming from Atlanta, be prepared for the culture shock. community vibe is completely different here. And Not a lot of cultural diversity.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
