Hi all, We have two kids and The median home value here is around $185,300, which is actually reasonable. Homes are going for about $185,300 on average. Cost of living is definitely rising, but still manageable. Traffic can be rough during rush hour, no sugarcoating that. Anyone in a similar situation?

Gonna give a different perspective here since most replies seem average.
I've been here 4 years and I have mixed feelings honestly. The thing nobody mentions is weather. It's growing and it affects daily life more than you'd think.
That said, the outdoor recreation is legit. And if you're into hiking, this place is excellent.
Neighborhood matters A LOT here. The Maple Ridge side vs the Greenfield side are basically different cities. Make sure you visit both before deciding.
Give it a chance - it might surprise you..

OK so I've been meaning to write this for a while. I moved here 10 years ago from Chicago and here's my honest breakdown:
Housing: If you look outside the main areas you can find deals. We're paying /mo for a 2-bed in North. It's tough for what you get.
Jobs: The market is stable right now, especially in education. If you're in retail you might struggle.
People: Generally decent. It took about 5 months to build a solid friend group.
Food: challenging. Tons of options if you like seafood.
Definitely worth checking out..

Used to live on the Downtown side, now on the The Heights side. Completely different vibe. I wouldn't want to live anywhere else right now.

Not gonna lie, the first year was rough. But once you find your neighborhood and your people, it's been a really good experience overall. Give it a chance - it might surprise you..

Hot take but I'm still on the fence after all this time. I know a lot of people disagree but after 12 years here, that's my honest assessment.

Great question. I'll try to be comprehensive here.
I'm a lawyer who relocated here from Salt Lake City about 1 years ago. The main reasons were a job opportunity and family.
Pros I've experienced:
- Cost of living is very reasonable
- Decent public transit for the size
- Active local events and festivals
Cons that are real:
- Limited high-paying job options
- Homeless population growing downtown
Financially, we've found it hit or miss compared to where we came from. Buying is tough right now, renting is more reasonable. Groceries are manageable, gas is decent.
Socially, it's been a really good experience overall. It's not for everyone but it works for us..

I'd say the biggest thing people don't talk about is healthcare. I genuinely enjoy living here. Worth doing your research before committing.
