First post here. Just moved here 11 months ago and Poverty rate is 17.8%, which is higher than I expected. Rent is about $1,392/month for a decent place. Cost of living is definitely rising, but still manageable. Should I be concerned? Downtown has improved a lot in recent years. Night life is decent if you know the right spots.

Real talk - this place is not for everyone, and I think that's OK.
If you value outdoor recreation, you'll love it. The traffic is genuinely improving and I've found it's been a really good experience overall. My neighborhood (Meadowbrook) is developing and I feel safe walking around at night.
But if you're coming from Dallas, be prepared for the culture shock. nightlife is completely different here. And Property taxes are high.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Gonna give a different perspective here since most replies seem excellent.
I've been here 3 years and it was the best decision I ever made. The thing nobody mentions is dating scene. It's stable and it affects daily life more than you'd think.
That said, the dating scene is legit. And if you're into surfing, this place is better than expected.
Neighborhood matters A LOT here. The South side vs the Pine Hills side are basically different cities. Make sure you visit both before deciding.
Your mileage may vary depending on what you're looking for..

Came here for work and stayed because it's improved dramatically in recent years. The healthcare is honestly challenging and I don't see that changing anytime soon.
