Worst things about North Las Vegas nobody talks about

Been meaning to ask this. Just moved here 6 months ago and It's a a mid-size city city with about 271K people. The weather takes some getting used to.

Real talk - this place is not for everyone, and I think that's OK.

If you value weather, you'll love it. The walkability is genuinely excellent and I've found the quality of life is solid. My neighborhood (Highland) is manageable and I feel safe walking around at night.

But if you're coming from Seattle, be prepared for the culture shock. community vibe is completely different here. And Traffic during rush hour is rough.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Background: I'm a real estate agent, 50, moved here 12 years ago from Phoenix. I've lived in Greenfield and Meadowbrook, and traveled to most parts of the metro.

**What I love:**
1. Strong job market in several industries
2. Lots of new development happening
3. Lots of family-friendly activities
4. The people are generally hit or miss - I found my community within the first year

**What I don't love:**
1. Rising rent and home prices
2. Limited shopping options
3. The outdoor recreation situation is affordable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Greenfield: Great for retirees. better than expected vibes, walkable.
- Meadowbrook: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Phoenix, everything felt average. Rent is about /mo. Groceries are affordable. Gas is reasonable. You can live comfortably on $40K-$90K here.

**Final verdict:**

OK so I've been meaning to write this for a while. I moved here 8 years ago from Houston and here's my honest breakdown:

Housing: Older homes are where the value is. We're paying /mo for a 4-bed in Riverside. It's pretty good for what you get.

Jobs: The market is reasonable right now, especially in consulting. If you're in legal you might struggle.

People: Generally decent. It took about 4 months to build a solid friend group.

Food: tough. Tons of options if you like Southern.

Definitely worth checking out..

I'm a contractor who relocated here from Miami about 13 years ago. The main reasons were my partner's job and school.

Pros I've experienced:
- Good schools in most areas
- Good healthcare facilities
- Good internet infrastructure

Cons that are real:
- Traffic during rush hour is rough
- Property taxes are high

Financially, we've found it average compared to where we came from. Older homes are where the value is. Groceries are wild, gas is pretty good.

Socially, it's not perfect but it works for me. It's not for everyone but it works for us..

I've been in Pine Hills for 8 years. Moved from Austin for retirement. Here's my honest, detailed take:

**Housing:**
The market right now is solid. We bought in 2022 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. The market is competitive but not impossible.

**Employment:**
consulting is strong here. tech is hit or miss. If you're remote, you'll love the cost of living. Average salaries are established for the area.

**Quality of Life:**
I have mixed feelings honestly. The outdoor scene is challenging - we have biking trails within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are decent. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Limited public transit options. Summers can be brutally hot. And cost of living can be frustrating.

Gonna give a different perspective here since most replies seem improving.

I've been here 4 years and I have mixed feelings honestly. The thing nobody mentions is healthcare. It's growing and it affects daily life more than you'd think.

That said, the housing market is legit. And if you're into camping, this place is excellent.

Neighborhood matters A LOT here. The Eastside side vs the West side are basically different cities. Make sure you visit both before deciding.

Your mileage may vary depending on what you're looking for..
