So, I grew up here but left for a while. Average temperature is around 54--F, so expect cold winters. The median home value here is around $609,100, which is pretty steep. Household incomes average around $142,274 in North Massapequa. The unemployment rate is 2.6%, which is pretty low. It's a a small town city with about 18,037 people. It's not perfect, but the community is solid. Downtown has improved a lot in recent years. There's a real sense of community in certain neighborhoods. Cost of living is definitely rising, but still manageable.
Pros:
- Affordable cost of living
- Nice parks and trails
- Growing food scene
- Close to nature
- Diverse community
Cons:
- Rising rent prices
- Few job opportunities in some fields
- Mosquitoes and humidity
- Homelessness issues downtown
The school system varies a lot by neighborhood. Public transit needs a lot of work honestly. Property taxes are high but you get good services. The food scene here is surprisingly good. Traffic can be rough during rush hour, no sugarcoating that. Cost of living is definitely rising, but still manageable. I'd say it's better for families than young singles. People here are genuinely friendly, not just surface-level.

Great question. I'll try to be comprehensive here.
I'm a social worker who relocated here from Nashville about 12 years ago. The main reasons were retirement and my partner's job.
Pros I've experienced:
- Friendly community, easy to meet people
- Nice parks and green spaces
- Active local events and festivals
Cons that are real:
- Limited high-paying job options
- Homeless population growing downtown
Financially, we've found it challenging compared to where we came from. Buying is tough right now, renting is more reasonable. Groceries are stable, gas is tough.
Socially, the quality of life is solid. Would recommend to anyone considering it..

Gonna give a different perspective here since most replies seem pretty good.
I've been here 8 years and I love the pace of life here. The thing nobody mentions is school system. It's competitive and it affects daily life more than you'd think.
That said, the job market is legit. And if you're into photography, this place is average.
Neighborhood matters A LOT here. The Uptown side vs the Meadowbrook side are basically different cities. Make sure you visit both before deciding.
Happy to answer more specific questions..

Hot take but I have mixed feelings honestly. I know a lot of people disagree but after 9 years here, that's my honest assessment.

From a safety perspective, it really depends on the area. Some neighborhoods are average, others not so much. Do your research on specific streets.

Came here for school and stayed because it exceeded my expectations. The weather is honestly surprisingly good and I don't see that changing anytime soon.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Downtown for 1 years. Moved from Nashville for quality of life. Here's my honest, detailed take:
**Housing:**
The market right now is decent. We bought in 2022 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 3-bed in a safe area. Buying is tough right now, renting is more reasonable.
**Employment:**
hospitality is strong here. retail is hit or miss. If you're remote, you'll love the cost of living. Average salaries are stable for the area.
**Quality of Life:**
it's been a really good experience overall. The outdoor scene is hit or miss - we have hiking trails within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Downtown schools are surprisingly good. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Limited shopping options. Bugs and humidity in summer. And school system can be frustrating.
**Bottom line:**
For families, I'd say this is a 8/10. Would recommend to anyone considering it.. Feel free to ask specific questions - happy to help.
