North Miami Beach housing prices -when will it stop?

You can expect to pay around $1,626 for rent here. With a population of 43,104, North Miami Beach is a smaller city. Household incomes average around $57,633 in North Miami Beach. The unemployment rate is 3.0%, which is pretty low. Homes are going for about $317,800 on average. The suburbs are where most families end up. Downtown has improved a lot in recent years. People here are genuinely friendly, not just surface-level. There's a growing tech scene which is exciting. Property taxes are high but you get good services.

Pros:
- Affordable cost of living
- Close to nature
- Low taxes
- Plenty of shopping options

Cons:
- Traffic can be terrible
- Cold winters
- Rising rent prices
- Limited dining options
- Limited cultural events
Has anyone dealt with this? Property taxes are high but you get good services. Public transit needs a lot of work honestly. Property taxes are high but you get good services. Honestly, I think it's a great place if you know where to look. It's changing fast -some good, some not so much. The weather takes some getting used to. There's a growing tech scene which is exciting.

Gonna give a different perspective here since most replies seem decent.

I've been here 10 years and it exceeded my expectations. The thing nobody mentions is outdoor recreation. It's established and it affects daily life more than you'd think.

That said, the housing market is legit. And if you're into kayaking, this place is decent.

Neighborhood matters A LOT here. The Midtown side vs the Downtown side are basically different cities. Make sure you visit both before deciding.

Definitely worth checking out..
