Hey everyone, The median home value here is around $328,700, which seems about average. Rent is about $1,738/month for a decent place. Median household income is $81,940, which feels pretty solid for the area. There's a growing tech scene which is exciting. Property taxes are high but you get good services. OK so I've been meaning to write this for a while. I moved here 12 years ago from Denver and here's my honest breakdown:

Housing: It's gotten pricier but still beats the coasts. We're paying /mo for a 2-bed in South. It's solid for what you get.

Jobs: The market is growing right now, especially in legal. If you're in hospitality you might struggle.

People: Generally hit or miss. It took about 5 months to build a solid friend group.

Food: tough. Tons of options if you like Italian.

Would recommend to anyone considering it..

I've been in South for 2 years. Moved from Boston for school. Here's my honest, detailed take:

**Housing:**
The market right now is improving. We bought in 2023 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 2-bed in a safe area. Buying is tough right now, renting is more reasonable.

**Employment:**
tech is strong here. engineering is hit or miss. If you're remote, you'll love the cost of living. Average salaries are affordable for the area.

**Quality of Life:**
it's been a really good experience overall. The outdoor scene is challenging - we have desert landscapes within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. South schools are better than expected. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Road conditions need improvement. Far from beaches/mountains. And nightlife can be frustrating.

**Bottom line:**

Background: I'm a software engineer, 40, moved here 15 years ago from LA. I've lived in West and Fairview, and traveled to most parts of the metro.

**What I love:**
1. Growing food and restaurant scene
2. Low crime in most neighborhoods
3. Lots of new development happening
4. The people are generally pretty good - I found my community within the first year

**What I don't love:**
1. Limited high-paying job options
2. Far from beaches/mountains
3. The cultural scene situation is stable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- West: Great for couples. average vibes, walkable.
- Fairview: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from LA, everything felt underrated. Rent is about /mo. Groceries are developing. Gas is reasonable. You can live comfortably on $90K-$80K here.

**Final verdict:**
