I'm originally from Memphis and Median household income is $186,438, which feels pretty solid for the area. You can expect to pay around $2,433 for rent here. The weather takes some getting used to. It's not perfect, but the community is solid. It's a very car-dependent city, for better or worse. Has anyone dealt with this? Property taxes are high but you get good services. There's a real sense of community in certain neighborhoods. The parks and outdoor areas are a huge plus. Property taxes are high but you get good services. It's changing fast -some good, some not so much. There's a growing tech scene which is exciting. The school system varies a lot by neighborhood.

I've been living here for 14 years and I'd say it's not perfect but it works for me. The cost of living is better than expected compared to other places I've lived. Overall No regrets on my end..

OK so I've been meaning to write this for a while. I moved here 6 years ago from Portland and here's my honest breakdown:
Housing: If you look outside the main areas you can find deals. We're paying /mo for a 4-bed in Eastside. It's hit or miss for what you get.
Jobs: The market is competitive right now, especially in construction. If you're in legal you might struggle.
People: Generally surprisingly good. It took about 6 months to build a solid friend group.
Food: hit or miss. Tons of options if you like craft beer.
Definitely worth checking out..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Sunset for 6 years. Moved from Miami for cost of living. Here's my honest, detailed take:
**Housing:**
The market right now is underrated. We bought in 2019 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 2-bed in a safe area. Older homes are where the value is.
**Employment:**
engineering is strong here. manufacturing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are pricey for the area.
**Quality of Life:**
it's exactly what I was looking for. The outdoor scene is improving - we have hiking trails within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Sunset schools are solid. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Limited public transit options. Homeless population growing downtown. And cost of living can be frustrating.
**Bottom line:**
For young professionals, I'd say this is a 7/10. Feel free to reach out with questions.. Feel free to ask specific questions - happy to help.

Public transit is hit or miss here. You'll probably need a car for most things. I'm still on the fence after all this time.
