North Richland Hills housing prices -when will it stop?

Hello, Average temperature is around 65--F, so the weather is moderate. Rent is about $1,609/month for a decent place. You can expect to pay around $1,609 for rent here. It's not perfect, but the community is solid. Honestly, I think it's a great place if you know where to look. It's changing fast -some good, some not so much.

Pros:

- Strong sense of community
- Walkable downtown
- Active local events

Cons:
- Traffic can be terrible
- Mosquitoes and humidity
- Far from major airports

Used to live on the Sunset side, now on the Old Town side. Completely different vibe. it was the best decision I ever made.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Westside for 2 years. Moved from San Francisco for my partner's job. Here's my honest, detailed take:

**Housing:**
The market right now is surprisingly good. We bought in 2024 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 3-bed in a safe area. Lots of new construction which should help.

**Employment:**
healthcare is strong here. consulting is hit or miss. If you're remote, you'll love the cost of living. Average salaries are competitive for the area.

**Quality of Life:**
it's not perfect but it works for me. The outdoor scene is average - we have desert landscapes within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Westside schools are tough. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Rising rent and home prices. Bugs and humidity in summer. And community vibe can be frustrating.

**Bottom line:**
