OK so I grew up here but left for a while. Median household income is $99,722, which feels pretty solid for the area. Rent is about $1,239/month for a decent place. Night life is decent if you know the right spots. Honestly, I think it's a great place if you know where to look. Has anyone dealt with this? Real talk - this place is not for everyone, and I think that's OK.
If you value school system, you'll love it. The housing market is genuinely average and I've found there are trade-offs but the good outweighs the bad. My neighborhood (West) is wild and I feel safe walking around at night.
But if you're coming from San Diego, be prepared for the culture shock. cultural scene is completely different here. And Urban sprawl is real.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Great question. I'll try to be comprehensive here.
I'm a HR manager who relocated here from New York about 6 years ago. The main reasons were weather and cost of living.
Pros I've experienced:
- Cost of living is very reasonable
- Lots of new development happening
- Close to major attractions
Cons that are real:
- Not a lot of cultural diversity
- Limited entertainment options
Financially, we've found it tough compared to where we came from. If you look outside the main areas you can find deals. Groceries are manageable, gas is hit or miss.
Socially, I have mixed feelings honestly. It's not for everyone but it works for us..

Housing: Older homes are where the value is. We're paying /mo for a 2-bed in Maple Ridge. It's solid for what you get.
Jobs: The market is wild right now, especially in real estate. If you're in education you might struggle.
People: Generally better than expected. It took about 3 months to build a solid friend group.
