Best and worst neighborhoods in North Valley Stream
Hello, Median household income is $145,204, which feels pretty solid for the area. Poverty rate is 1.8%, which is pretty low. It's changing fast -some good, some not so much. There's a growing tech scene which is exciting. Am I wrong here?

Public transit is average here. You'll probably need a car for most things. I genuinely enjoy living here.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a lawyer, 56, moved here 10 years ago from Portland. I've lived in Riverside and Sunset, and traveled to most parts of the metro.
**What I love:**
1. Great outdoor activities nearby
2. Friendly community, easy to meet people
3. Close to major attractions
4. The people are generally decent - I found my community within the first year
**What I don't love:**
1. Rising rent and home prices
2. Homeless population growing downtown
3. The safety situation is developing and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Riverside: Great for families. improving vibes, walkable.
- Sunset: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Portland, everything felt average. Rent is about /mo. Groceries are manageable. Gas is competitive. You can live comfortably on $40K-$100K here.
**Final verdict:**
It's not for everyone but it works for us.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

I've lived in West for about 1 years now, so I can give you a pretty detailed perspective.
it's exactly what I was looking for. When I first moved here from Miami, I was surprised by outdoor recreation. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Cost of living is very reasonable
- Good internet infrastructure
- The dating scene scene is challenging
The downsides:
- Road conditions need improvement
- Can feel isolated
Overall I'd rate it 8/10 for singles. No regrets on my end..

Depends on what you're looking for honestly. If you want weather, then yeah this place is great. But if job market matters to you, might want to look elsewhere.
