Hey, My partner and I are Rent is about $1,370/month for a decent place. It's a very car-dependent city, for better or worse. The parks and outdoor areas are a huge plus. There's a real sense of community in certain neighborhoods. Public transit needs a lot of work honestly. Traffic can be rough during rush hour, no sugarcoating that. It's not perfect, but the community is solid. The weather takes some getting used to.

Gonna give a different perspective here since most replies seem average.
I've been here 15 years and the quality of life is solid. The thing nobody mentions is weather. It's affordable and it affects daily life more than you'd think.
That said, the nightlife is legit. And if you're into hiking, this place is improving.
Neighborhood matters A LOT here. The Meadowbrook side vs the Midtown side are basically different cities. Make sure you visit both before deciding.
Would recommend to anyone considering it..

We moved here with our family and I wouldn't want to live anywhere else right now. Schools in West area are surprisingly good. Kids love it here.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Pine Hills for 11 years. Moved from Seattle for school. Here's my honest, detailed take:
**Housing:**
The market right now is underrated. We bought in 2016 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 2-bed in a safe area. The market is competitive but not impossible.
**Employment:**
construction is strong here. engineering is hit or miss. If you're remote, you'll love the cost of living. Average salaries are wild for the area.
**Quality of Life:**
it's exactly what I was looking for. The outdoor scene is underrated - we have desert landscapes within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are improving. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Not a lot of cultural diversity. Far from beaches/mountains. And community vibe can be frustrating.
**Bottom line:**

I've lived in Downtown for about 13 years now, so I can give you a pretty detailed perspective.
it's exactly what I was looking for. When I first moved here from Dallas, I was surprised by walkability. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Nice parks and green spaces
- Lots of new development happening
- The dating scene scene is surprisingly good
The downsides:
- Dating scene is rough
- Bugs and humidity in summer
Overall I'd rate it 6/10 for retirees. It's not for everyone but it works for us..
