What surprised you most about Nyack?

Random thought, Been living here since 2012. Homes are going for about $619,300 on average. Crime rate is something to consider -Nyack sits at 485.5 per 100K. Poverty rate is 4.0%, which is pretty low. Traffic can be rough during rush hour, no sugarcoating that. There's a real sense of community in certain neighborhoods. It's changing fast -some good, some not so much. People here are genuinely friendly, not just surface-level.

Pros:
- Good schools
- Lots of new development
- Plenty of shopping options

Cons:
- Cold winters
- Boring for young people
- Poor road conditions

Gonna give a different perspective here since most replies seem tough.

I've been here 4 years and it's exactly what I was looking for. The thing nobody mentions is nightlife. It's reasonable and it affects daily life more than you'd think.

That said, the food scene is legit. And if you're into skiing, this place is improving.

Neighborhood matters A LOT here. The Meadowbrook side vs the The Heights side are basically different cities. Make sure you visit both before deciding.

I've been in Lakewood for 2 years. Moved from Austin for a job opportunity. Here's my honest, detailed take:

**Housing:**
The market right now is underrated. We bought in 2021 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Buying is tough right now, renting is more reasonable.

**Employment:**
consulting is strong here. retail is hit or miss. If you're remote, you'll love the cost of living. Average salaries are manageable for the area.

**Quality of Life:**
I'm still on the fence after all this time. The outdoor scene is excellent - we have hiking trails within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Lakewood schools are better than expected. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Limited public transit options. Bugs and humidity in summer. And public transit can be frustrating.

**Bottom line:**

I'm a electrician who relocated here from Houston about 11 years ago. The main reasons were weather and a fresh start.

Pros I've experienced:
- Good schools in most areas
- Strong job market in several industries
- Four distinct seasons

Cons that are real:
- Rising rent and home prices
- Urban sprawl is real

Financially, we've found it challenging compared to where we came from. The market is competitive but not impossible. Groceries are growing, gas is surprisingly good.
