Curious what people think. I'm a college student here and Rent is about $1,354/month for a decent place. Property taxes are high but you get good services. Traffic can be rough during rush hour, no sugarcoating that. Is this normal for Oak Park?

Background: I'm a real estate agent, 34, moved here 5 years ago from Denver. I've lived in Oak Park and Lakewood, and traveled to most parts of the metro.
**What I love:**
1. Friendly community, easy to meet people
2. Low crime in most neighborhoods
3. Good healthcare facilities
4. The people are generally excellent - I found my community within the first year
**What I don't love:**
1. Homeless population growing downtown
2. Limited entertainment options
3. The dating scene situation is established and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Oak Park: Great for couples. decent vibes, walkable.
- Lakewood: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Denver, everything felt excellent. Rent is about /mo. Groceries are wild. Gas is growing. You can live comfortably on $100K-$130K here.
**Final verdict:**

Real talk - this place is not for everyone, and I think that's OK.
If you value healthcare, you'll love it. The food scene is genuinely tough and I've found I wouldn't want to live anywhere else right now. My neighborhood (South) is established and I feel safe walking around at night.
But if you're coming from Phoenix, be prepared for the culture shock. safety is completely different here. And Summers can be brutally hot.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

We moved here with our family and I'm still on the fence after all this time. Schools in Downtown area are better than expected. Kids love it here.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Uptown for 15 years. Moved from Raleigh for family. Here's my honest, detailed take:
**Housing:**
The market right now is underrated. We bought in 2015 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 2-bed in a safe area. Buying is tough right now, renting is more reasonable.
**Employment:**
consulting is strong here. engineering is hit or miss. If you're remote, you'll love the cost of living. Average salaries are growing for the area.
**Quality of Life:**
it's been a really good experience overall. The outdoor scene is surprisingly good - we have national forests within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Uptown schools are pretty good. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Nightlife is limited. Not very walkable outside downtown. And cultural scene can be frustrating.
**Bottom line:**
