Rent vs buy in Oakland Park -what makes sense?

So, My family moved here when I was a kid. With a population of 44,015, Oakland Park is a smaller city. It's a a smaller city city with about 44,015 people. You can expect to pay around $1,645 for rent here. Rent is about $1,645/month for a decent place. It's a very car-dependent city, for better or worse. It's changing fast -some good, some not so much. Honestly, I think it's a great place if you know where to look. The city has invested a lot in new development. The weather takes some getting used to. It's not perfect, but the community is solid. Traffic can be rough during rush hour, no sugarcoating that. Property taxes are high but you get good services. People here are genuinely friendly, not just surface-level. The food scene here is surprisingly good. There's a real sense of community in certain neighborhoods.

Background: I'm a lawyer, 33, moved here 9 years ago from Atlanta. I've lived in Maple Ridge and The Heights, and traveled to most parts of the metro.

**What I love:**
1. Friendly community, easy to meet people
2. Good healthcare facilities
3. Strong sense of community
4. The people are generally solid - I found my community within the first year

**What I don't love:**
1. Summers can be brutally hot
2. Homeless population growing downtown
3. The dating scene situation is reasonable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Maple Ridge: Great for singles. average vibes, walkable.
- The Heights: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Atlanta, everything felt surprisingly good. Rent is about /mo. Groceries are affordable. Gas is developing. You can live comfortably on $40K-$90K here.

**Final verdict:**
