First time home buyer in Ocean City

We have two kids and Poverty rate is 5.0%, which is pretty low. Median household income is $69,675, which feels about average for the area. It's changing fast -some good, some not so much. The school system varies a lot by neighborhood. Has anyone dealt with this? It's not perfect, but the community is solid. Downtown has improved a lot in recent years. The parks and outdoor areas are a huge plus. Night life is decent if you know the right spots. It's a very car-dependent city, for better or worse. The weather takes some getting used to. Renting here right now, paying about /mo for a 4-bedroom. I have mixed feelings honestly. Compared to New York it's decent.
