Poverty rate is 3.7%, which is pretty low. You can expect to pay around $1,235 for rent here. Average temperature is around 47--F, so expect cold winters. Homes are going for about $367,700 on average. It's not perfect, but the community is solid. Honestly, I think it's a great place if you know where to look. The school system varies a lot by neighborhood. The food scene here is surprisingly good. Traffic can be rough during rush hour, no sugarcoating that. The suburbs are where most families end up. It's a very car-dependent city, for better or worse. Downtown has improved a lot in recent years. Property taxes are high but you get good services. People here are genuinely friendly, not just surface-level. Property taxes are high but you get good services. The parks and outdoor areas are a huge plus. Night life is decent if you know the right spots. Public transit needs a lot of work honestly. It's changing fast -some good, some not so much.

I've lived in Maple Ridge for about 5 years now, so I can give you a pretty detailed perspective.
it exceeded my expectations. When I first moved here from Seattle, I was surprised by public transit. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Great outdoor activities nearby
- Active local events and festivals
- The food scene scene is excellent
The downsides:
- Traffic during rush hour is rough
- Limited public transit options
Overall I'd rate it 5/10 for retirees. No regrets on my end..

Hot take but it was the best decision I ever made. I know a lot of people disagree but after 9 years here, that's my honest assessment.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Fairview for 5 years. Moved from Raleigh for family. Here's my honest, detailed take:
**Housing:**
The market right now is hit or miss. We bought in 2023 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. Older homes are where the value is.
**Employment:**
manufacturing is strong here. marketing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are wild for the area.
**Quality of Life:**
it's not perfect but it works for me. The outdoor scene is improving - we have state parks within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Fairview schools are surprisingly good. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Summers can be brutally hot. Property taxes are high. And dating scene can be frustrating.
**Bottom line:**
For families, I'd say this is a 5/10. Give it a chance - it might surprise you.. Feel free to ask specific questions - happy to help.

As someone who grew up here, I wouldn't want to live anywhere else right now. A lot has changed in the past few years though. food scene used to be much manageable but now it's challenging.

Great question. I'll try to be comprehensive here.
I'm a marketing manager who relocated here from Tampa about 5 years ago. The main reasons were work and my partner's job.
Pros I've experienced:
- Friendly community, easy to meet people
- Lots of new development happening
- Good internet infrastructure
Cons that are real:
- Not a lot of cultural diversity
- Bugs and humidity in summer
Financially, we've found it solid compared to where we came from. Older homes are where the value is. Groceries are affordable, gas is improving.
Socially, it's improved dramatically in recent years. Feel free to reach out with questions..

I'm a nurse and I've found it's not perfect but it works for me. The community is excellent and there's always something going on.

Public transit is excellent here. You'll probably need a car for most things. there are trade-offs but the good outweighs the bad.
