Hey folks, I relocated for work and Poverty rate is 5.2%, which is pretty low. Night life is decent if you know the right spots. People here are genuinely friendly, not just surface-level.

Great question. I'll try to be comprehensive here.
I'm a pharmacist who relocated here from Dallas about 13 years ago. The main reasons were work and school.
Pros I've experienced:
- Cost of living is very reasonable
- Decent public transit for the size
- Lots of new development happening
Cons that are real:
- Homeless population growing downtown
- Far from beaches/mountains
Financially, we've found it pretty good compared to where we came from. Older homes are where the value is. Groceries are wild, gas is surprisingly good.
Socially, I wouldn't want to live anywhere else right now. Definitely worth checking out..

Gonna give a different perspective here since most replies seem challenging.
I've been here 7 years and I wouldn't want to live anywhere else right now. The thing nobody mentions is community vibe. It's established and it affects daily life more than you'd think.
That said, the housing market is legit. And if you're into running, this place is surprisingly good.
Neighborhood matters A LOT here. The Riverside side vs the Fairview side are basically different cities. Make sure you visit both before deciding.
Your mileage may vary depending on what you're looking for..
