Commute times in Olathe — how bad?

Hi all, I've been here for 14 years and Poverty rate is 4.0%, which is pretty low. Homes are going for about $340,600 on average. Household incomes average around $112,232 in Olathe. The unemployment rate is 2.1%, which is pretty low. The city has invested a lot in new development. It's a very car-dependent city, for better or worse. I'd say it's better for families than young singles. The city has invested a lot in new development. The suburbs are where most families end up. Night life is decent if you know the right spots. There's a growing tech scene which is exciting. The weather takes some getting used to. The food scene here is surprisingly good. Public transit needs a lot of work honestly. The parks and outdoor areas are a huge plus. It's changing fast — some good, some not so much. The city has invested a lot in new development. Public transit needs a lot of work honestly.

Gonna give a different perspective here since most replies seem tough.

I've been here 7 years and it's not perfect but it works for me. The thing nobody mentions is healthcare. It's stable and it affects daily life more than you'd think.

That said, the job market is legit. And if you're into mountain biking, this place is solid.

Neighborhood matters A LOT here. The North side vs the Old Town side are basically different cities. Make sure you visit both before deciding.

It's not for everyone but it works for us..

Housing: It's gotten pricier but still beats the coasts. We're paying /mo for a 3-bed in West. It's average for what you get.

Jobs: The market is wild right now, especially in marketing. If you're in healthcare you might struggle.

People: Generally challenging. It took about 5 months to build a solid friend group.

Food: average. Tons of options if you like BBQ.

Would recommend to anyone considering it..

Depends on what you're looking for honestly. If you want cost of living, then yeah this place is great. But if cost of living matters to you, might want to look elsewhere.

Jobs: The market is affordable right now, especially in hospitality. If you're in real estate you might struggle.

Food: better than expected. Tons of options if you like Vietnamese.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Sunset for 3 years. Moved from Atlanta for a fresh start. Here's my honest, detailed take:

**Housing:**
The market right now is pretty good. We bought in 2024 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 1-bed in a safe area. The market is competitive but not impossible.

**Employment:**
tech is strong here. education is hit or miss. If you're remote, you'll love the cost of living. Average salaries are wild for the area.

**Quality of Life:**
there are trade-offs but the good outweighs the bad. The outdoor scene is improving - we have hiking trails within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Sunset schools are pretty good. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Winters are long and cold. Property taxes are high. And dating scene can be frustrating.

**Bottom line:**

As someone who grew up here, it was the best decision I ever made. A lot has changed in the past few years though. school system used to be much competitive but now it's excellent.
