Olathe in the winter — how bad?

Hi all, It's a a mid-size city city with about 144K people. Median household income is $112,232, which feels pretty solid for the area. Average temperature is around 57°F, so the weather is moderate. You can expect to pay around $1,314 for rent here. The suburbs are where most families end up. It's changing fast — some good, some not so much. It's a very car-dependent city, for better or worse. Am I overthinking this? Thanks for reading.

From a safety perspective, it really depends on the area. Some neighborhoods are improving, others not so much. Do your research on specific streets.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Fairview for 10 years. Moved from Tampa for my partner's job. Here's my honest, detailed take:

**Housing:**
The market right now is improving. We bought in 2020 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 1-bed in a safe area. If you look outside the main areas you can find deals.

**Employment:**
consulting is strong here. hospitality is hit or miss. If you're remote, you'll love the cost of living. Average salaries are stable for the area.

**Quality of Life:**
I love the pace of life here. The outdoor scene is challenging - we have lakes within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Fairview schools are hit or miss. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Urban sprawl is real. Road conditions need improvement. And dating scene can be frustrating.

**Bottom line:**
