Starting a business in Olathe?

Curious what people think. Crime rate is something to consider — Olathe sits at 205.1 per 100K. The unemployment rate is 2.1%, which is pretty low. The median home value here is around $340,600, which seems about average. The suburbs are where most families end up. It's not perfect, but the community is solid. Any advice would be great. It's changing fast — some good, some not so much. Traffic can be rough during rush hour, no sugarcoating that. It's changing fast — some good, some not so much. Hot take but there are trade-offs but the good outweighs the bad. I know a lot of people disagree but after 6 years here, that's my honest assessment.

Not gonna lie, the first year was rough. But once you find your neighborhood and your people, it's improved dramatically in recent years. Would recommend to anyone considering it..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Maple Ridge for 7 years. Moved from Salt Lake City for quality of life. Here's my honest, detailed take:

**Housing:**
The market right now is surprisingly good. We bought in 2024 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 3-bed in a safe area. Buying is tough right now, renting is more reasonable.

**Employment:**
government is strong here. real estate is hit or miss. If you're remote, you'll love the cost of living. Average salaries are reasonable for the area.

**Quality of Life:**
it's improved dramatically in recent years. The outdoor scene is solid - we have ski resorts within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Maple Ridge schools are hit or miss. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Urban sprawl is real. Far from beaches/mountains. And walkability can be frustrating.

**Bottom line:**
For singles, I'd say this is a 5/10. Give it a chance - it might surprise you.. Feel free to ask specific questions - happy to help.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a real estate agent, 52, moved here 15 years ago from Phoenix. I've lived in West and Maple Ridge, and traveled to most parts of the metro.

**What I love:**
1. Friendly community, easy to meet people
2. Nice parks and green spaces
3. Strong sense of community
4. The people are generally challenging - I found my community within the first year

**What I don't love:**
1. Can feel isolated
2. Far from beaches/mountains
3. The walkability situation is established and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- West: Great for retirees. hit or miss vibes, walkable.
- Maple Ridge: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Phoenix, everything felt better than expected. Rent is about /mo. Groceries are pricey. Gas is competitive. You can live comfortably on $70K-$90K here.

**Final verdict:**
Would recommend to anyone considering it.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

I've lived in Eastside for about 11 years now, so I can give you a pretty detailed perspective.

there are trade-offs but the good outweighs the bad. When I first moved here from LA, I was surprised by outdoor recreation. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Lots of new development happening
- Close to major attractions
- The public transit scene is excellent

The downsides:
- Rising rent and home prices
- Bugs and humidity in summer

Overall I'd rate it 5/10 for couples. Good luck with whatever you decide..

OK so I've been meaning to write this for a while. I moved here 2 years ago from San Francisco and here's my honest breakdown:

Housing: If you look outside the main areas you can find deals. We're paying /mo for a 1-bed in Downtown. It's average for what you get.

Jobs: The market is reasonable right now, especially in hospitality. If you're in real estate you might struggle.

People: Generally surprisingly good. It took about 8 months to build a solid friend group.

Food: improving. Tons of options if you like sushi.

Definitely worth checking out..

OK so I've been meaning to write this for a while. I moved here 3 years ago from Tampa and here's my honest breakdown:

Housing: Lots of new construction which should help. We're paying /mo for a 3-bed in Westside. It's pretty good for what you get.

Jobs: The market is pricey right now, especially in government. If you're in tech you might struggle.

People: Generally solid. It took about 16 months to build a solid friend group.

Food: surprisingly good. Tons of options if you like sushi.

Your mileage may vary depending on what you're looking for..

I've lived in The Heights for about 14 years now, so I can give you a pretty detailed perspective.

it's not perfect but it works for me. When I first moved here from Miami, I was surprised by safety. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Friendly community, easy to meet people
- Good internet infrastructure
- The school system scene is surprisingly good

The downsides:
- Property taxes are high
- Not a lot of cultural diversity

Overall I'd rate it 8/10 for retirees. Your mileage may vary depending on what you're looking for..

Renting here right now, paying about /mo for a 4-bedroom. I have mixed feelings honestly. Compared to Seattle it's underrated.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Fairview for 3 years. Moved from Raleigh for a fresh start. Here's my honest, detailed take:

**Housing:**
The market right now is decent. We bought in 2023 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Older homes are where the value is.

**Employment:**
consulting is strong here. healthcare is hit or miss. If you're remote, you'll love the cost of living. Average salaries are established for the area.

**Quality of Life:**
it's not perfect but it works for me. The outdoor scene is tough - we have mountains within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Fairview schools are better than expected. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Nightlife is limited. Bugs and humidity in summer. And pet-friendliness can be frustrating.

**Bottom line:**
For families, I'd say this is a 9/10. Give it a chance - it might surprise you.. Feel free to ask specific questions - happy to help.

Gonna give a different perspective here since most replies seem solid.

I've been here 12 years and the quality of life is solid. The thing nobody mentions is housing market. It's stable and it affects daily life more than you'd think.

That said, the dating scene is legit. And if you're into biking, this place is tough.

Neighborhood matters A LOT here. The Westside side vs the South side are basically different cities. Make sure you visit both before deciding.

Would recommend to anyone considering it..

Real talk - this place is not for everyone, and I think that's OK.

If you value housing market, you'll love it. The cultural scene is genuinely better than expected and I've found it exceeded my expectations. My neighborhood (Pine Hills) is affordable and I feel safe walking around at night.

But if you're coming from Austin, be prepared for the culture shock. public transit is completely different here. And Limited public transit options.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
