What I wish I knew before living in Old Jamestown

Alright, Military spouse here. Rent is about $1,706/month for a decent place. Poverty rate is 4.6%, which is pretty low. Homes are going for about $230,100 on average. Median household income is $107,250, which feels pretty solid for the area. The food scene here is surprisingly good. The parks and outdoor areas are a huge plus. Am I overthinking this? Renting here right now, paying about /mo for a 4-bedroom. I wouldn't want to live anywhere else right now. Compared to Houston it's better than expected.
