Born and raised here. Median household income is $47,553, which feels on the lower side for the area. You can expect to pay around $786 for rent here. Honestly, I think it's a great place if you know where to look. The suburbs are where most families end up. Is this normal for Olean? People here are genuinely friendly, not just surface-level. The school system varies a lot by neighborhood. The school system varies a lot by neighborhood. Traffic can be rough during rush hour, no sugarcoating that. Bought a house here in 2024 and it's exactly what I was looking for. Property values have gone down slightly since then.

Gonna give a different perspective here since most replies seem average.
I've been here 4 years and it's not perfect but it works for me. The thing nobody mentions is school system. It's affordable and it affects daily life more than you'd think.
That said, the walkability is legit. And if you're into photography, this place is challenging.
Neighborhood matters A LOT here. The The Heights side vs the Fairview side are basically different cities. Make sure you visit both before deciding.
Would recommend to anyone considering it..

Depends on what you're looking for honestly. If you want healthcare, then yeah this place is great. But if community vibe matters to you, might want to look elsewhere.
