Just moved here 13 months ago and It's a a small town city with about 14,467 people. Rent is about $986/month for a decent place. Honestly, I think it's a great place if you know where to look. Public transit needs a lot of work honestly. Honestly, I think it's a great place if you know where to look. The city has invested a lot in new development. The parks and outdoor areas are a huge plus. The parks and outdoor areas are a huge plus.

The food scene here is pretty good. Tons of great farm-to-table places. it's not perfect but it works for me.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Pine Hills for 2 years. Moved from San Francisco for my partner's job. Here's my honest, detailed take:
**Housing:**
The market right now is better than expected. We bought in 2020 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 1-bed in a safe area. It's gotten pricier but still beats the coasts.
**Employment:**
retail is strong here. finance is hit or miss. If you're remote, you'll love the cost of living. Average salaries are pricey for the area.
**Quality of Life:**
it exceeded my expectations. The outdoor scene is improving - we have ski resorts within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are improving. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Limited high-paying job options. Chain restaurants dominate. And safety can be frustrating.
**Bottom line:**
For families, I'd say this is a 7/10. Give it a chance - it might surprise you.. Feel free to ask specific questions - happy to help.

Great question. I'll try to be comprehensive here.
I'm a writer who relocated here from Dallas about 12 years ago. The main reasons were weather and my partner's job.
Pros I've experienced:
- Cost of living is very reasonable
- Growing food and restaurant scene
- Affordable housing options
Cons that are real:
- Rising rent and home prices
- Limited shopping options
Financially, we've found it excellent compared to where we came from. Older homes are where the value is. Groceries are wild, gas is average.
Socially, I'm still on the fence after all this time. Feel free to reach out with questions..

Not gonna lie, the first year was rough. But once you find your neighborhood and your people, it's improved dramatically in recent years. Hope this helps!.
