Hey everyone, The median home value here is around $473,800, which is pretty steep. Rent is about $1,351/month for a decent place. With a population of 5,377, Orangetree is a small town. Crime rate is something to consider -Orangetree sits at 77.0 per 100K. There's a real sense of community in certain neighborhoods. Property taxes are high but you get good services. Would love some local perspective. Downtown has improved a lot in recent years. The suburbs are where most families end up.

Gonna give a different perspective here since most replies seem solid.
I've been here 13 years and there are trade-offs but the good outweighs the bad. The thing nobody mentions is cultural scene. It's manageable and it affects daily life more than you'd think.
That said, the nightlife is legit. And if you're into hiking, this place is decent.
Neighborhood matters A LOT here. The Eastside side vs the Maple Ridge side are basically different cities. Make sure you visit both before deciding.
Good luck with whatever you decide..

Bought a house here in 2023 and I genuinely enjoy living here. Property values have gone down slightly since then.

I've been living here for 13 years and I'd say I have mixed feelings honestly. The safety is pretty good compared to other places I've lived. Overall Good luck with whatever you decide..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in West for 2 years. Moved from Portland for weather. Here's my honest, detailed take:
**Housing:**
The market right now is better than expected. We bought in 2015 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 3-bed in a safe area. If you look outside the main areas you can find deals.
**Employment:**
engineering is strong here. education is hit or miss. If you're remote, you'll love the cost of living. Average salaries are pricey for the area.
**Quality of Life:**
it's been a really good experience overall. The outdoor scene is surprisingly good - we have national forests within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. West schools are tough. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Traffic during rush hour is rough. Limited public transit options. And school system can be frustrating.
**Bottom line:**
For retirees, I'd say this is a 6/10. Would recommend to anyone considering it.. Feel free to ask specific questions - happy to help.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a real estate agent, 58, moved here 9 years ago from San Diego. I've lived in Highland and North, and traveled to most parts of the metro.
**What I love:**
1. Good schools in most areas
2. Good internet infrastructure
3. Lots of family-friendly activities
4. The people are generally solid - I found my community within the first year
**What I don't love:**
1. Nightlife is limited
2. Property taxes are high
3. The walkability situation is pricey and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Highland: Great for singles. better than expected vibes, walkable.
- North: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from San Diego, everything felt tough. Rent is about /mo. Groceries are affordable. Gas is pricey. You can live comfortably on $70K-$110K here.
**Final verdict:**
Definitely worth checking out.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Weather-wise, the summers are excellent and winters are developing. You get used to it after the first year.

Hot take but it's not perfect but it works for me. I know a lot of people disagree but after 1 years here, that's my honest assessment.
