Best neighborhoods in Orangevale

Anyone else feel this way? I'm a college student here and Homes are going for about $508,600 on average. Crime rate is something to consider -Orangevale sits at 453.6 per 100K. With a population of 35,219, Orangevale is a smaller city. The school system varies a lot by neighborhood. Public transit needs a lot of work honestly. Worth the trade-offs? There's a real sense of community in certain neighborhoods. Cost of living is definitely rising, but still manageable. I'd say it's better for families than young singles.
