Cheapest neighborhoods in Orchard Homes?

Hello, I'm a nurse at the local hospital and Median household income is $68,649, which feels about average for the area. It's a very car-dependent city, for better or worse. Should I be concerned? Downtown has improved a lot in recent years.

Longtime lurker here, I'm a remote worker and With a population of 5,280, Orchard Homes is a small town. Poverty rate is 2.5%, which is pretty low. People here are genuinely friendly, not just surface-level. Is this normal for Orchard Homes?
