Longtime lurker here, The median home value here is around $401,000, which is pretty steep. Household incomes average around $110,100 in Oreland. Homes are going for about $401,000 on average. You can expect to pay around $1,182 for rent here. People here are genuinely friendly, not just surface-level. It's changing fast -some good, some not so much. The city has invested a lot in new development. Would love some local perspective. The weather takes some getting used to. Downtown has improved a lot in recent years.

Gonna give a different perspective here since most replies seem tough.

I've been here 12 years and I have mixed feelings honestly. The thing nobody mentions is school system. It's established and it affects daily life more than you'd think.

That said, the cost of living is legit. And if you're into biking, this place is excellent.

Neighborhood matters A LOT here. The The Heights side vs the Cedar Grove side are basically different cities. Make sure you visit both before deciding.
