I've lived in Pine Hills for about 15 years now, so I can give you a pretty detailed perspective.
I wouldn't want to live anywhere else right now. When I first moved here from San Francisco, I was surprised by outdoor recreation. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Friendly community, easy to meet people
- Strong job market in several industries
- The safety scene is hit or miss
The downsides:
- Traffic during rush hour is rough
- Not a lot of cultural diversity

I've been here 11 years and it exceeded my expectations. The thing nobody mentions is housing market. It's affordable and it affects daily life more than you'd think.
That said, the traffic is legit. And if you're into surfing, this place is average.
Neighborhood matters A LOT here. The Sunset side vs the Midtown side are basically different cities. Make sure you visit both before deciding.

I'm a social worker who relocated here from Salt Lake City about 10 years ago. The main reasons were a job opportunity and a fresh start.
Pros I've experienced:
- Lots of new development happening
- Four distinct seasons
- Diverse dining options
Cons that are real:
- Limited public transit options
- Not a lot of cultural diversity
Financially, we've found it surprisingly good compared to where we came from. If you look outside the main areas you can find deals. Groceries are wild, gas is excellent.
