Rent vs buy in Ortonville -what makes sense?

Anyone else feel this way? Rent is about $733/month for a decent place. Crime rate is something to consider -Ortonville sits at 56.4 per 100K. Public transit needs a lot of work honestly. Night life is decent if you know the right spots. The food scene here is surprisingly good. There's a growing tech scene which is exciting. The suburbs are where most families end up. There's a growing tech scene which is exciting. It's a very car-dependent city, for better or worse. Downtown has improved a lot in recent years. Property taxes are high but you get good services.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Pine Hills for 2 years. Moved from Salt Lake City for a fresh start. Here's my honest, detailed take:

**Housing:**
The market right now is hit or miss. We bought in 2017 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. It's gotten pricier but still beats the coasts.

**Employment:**
retail is strong here. construction is hit or miss. If you're remote, you'll love the cost of living. Average salaries are stable for the area.

**Quality of Life:**
it's improved dramatically in recent years. The outdoor scene is average - we have state parks within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are average. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Road conditions need improvement. Dating scene is rough. And food scene can be frustrating.

**Bottom line:**

Great question. I'll try to be comprehensive here.

I'm a nurse who relocated here from Salt Lake City about 1 years ago. The main reasons were work and my partner's job.

Pros I've experienced:
- Nice parks and green spaces
- Good internet infrastructure
- Affordable housing options

Cons that are real:
- Chain restaurants dominate
- Dating scene is rough

Financially, we've found it average compared to where we came from. If you look outside the main areas you can find deals. Groceries are growing, gas is pretty good.

Socially, it's exactly what I was looking for. Good luck with whatever you decide..

Came here for weather and stayed because the quality of life is solid. The food scene is honestly pretty good and I don't see that changing anytime soon.
