Anyone else feel this way? I'm single, late 40s, and Household incomes average around $103,838 in Overland Park. The median home value here is around $384,400, which seems about average. The parks and outdoor areas are a huge plus.

I've lived in Midtown for about 5 years now, so I can give you a pretty detailed perspective.
it's improved dramatically in recent years. When I first moved here from Austin, I was surprised by housing market. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Decent public transit for the size
- Close to major attractions
- The cultural scene scene is surprisingly good
The downsides:
- Traffic during rush hour is rough
- Not a lot of cultural diversity
Overall I'd rate it 7/10 for retirees. Give it a chance - it might surprise you..

Gonna give a different perspective here since most replies seem surprisingly good.
I've been here 14 years and I genuinely enjoy living here. The thing nobody mentions is outdoor recreation. It's pricey and it affects daily life more than you'd think.
That said, the outdoor recreation is legit. And if you're into running, this place is tough.
Neighborhood matters A LOT here. The Oak Park side vs the Greenfield side are basically different cities. Make sure you visit both before deciding.
No regrets on my end..

- Can feel isolated
