Moving to Overland Park for work — advice?

OK so Just moved here 18 months ago and You can expect to pay around $1,455 for rent here. It's a a mid-size city city with about 197K people. I'd say it's better for families than young singles. The food scene here is surprisingly good. It's a very car-dependent city, for better or worse. What do you all think? The suburbs are where most families end up. Traffic can be rough during rush hour, no sugarcoating that. It's changing fast — some good, some not so much. Property taxes are high but you get good services. Downtown has improved a lot in recent years.

Weather-wise, the summers are decent and winters are established. You get used to it after the first year.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Old Town for 10 years. Moved from Minneapolis for a fresh start. Here's my honest, detailed take:

**Housing:**
The market right now is decent. We bought in 2024 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 4-bed in a safe area. If you look outside the main areas you can find deals.

**Employment:**
hospitality is strong here. real estate is hit or miss. If you're remote, you'll love the cost of living. Average salaries are established for the area.

**Quality of Life:**
it's been a really good experience overall. The outdoor scene is surprisingly good - we have beaches within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Old Town schools are pretty good. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Rising rent and home prices. Homeless population growing downtown. And school system can be frustrating.

**Bottom line:**
For couples, I'd say this is a 8/10. It's not for everyone but it works for us.. Feel free to ask specific questions - happy to help.
