What surprised you most about Overland Park?

Longtime lurker here, Born and raised here. It's a a mid-size city city with about 197K people. Rent is about $1,455/month for a decent place. With a population of 197K, Overland Park is a mid-size city. It's changing fast — some good, some not so much. It's not perfect, but the community is solid. Anyone in a similar situation? The city has invested a lot in new development. Traffic can be rough during rush hour, no sugarcoating that.

Real talk - this place is not for everyone, and I think that's OK.

If you value school system, you'll love it. The traffic is genuinely better than expected and I've found I have mixed feelings honestly. My neighborhood (Cedar Grove) is wild and I feel safe walking around at night.

But if you're coming from Miami, be prepared for the culture shock. pet-friendliness is completely different here. And Limited high-paying job options.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Moved here from Tampa about 1 years ago. I'm still on the fence after all this time. Still getting used to nightlife but Give it a chance - it might surprise you..

The food scene here is hit or miss. Tons of great Vietnamese places. it's exactly what I was looking for.

OK so I've been meaning to write this for a while. I moved here 2 years ago from Houston and here's my honest breakdown:

Housing: It's gotten pricier but still beats the coasts. We're paying /mo for a 3-bed in South. It's underrated for what you get.

Jobs: The market is pricey right now, especially in construction. If you're in healthcare you might struggle.

People: Generally underrated. It took about 7 months to build a solid friend group.

Food: challenging. Tons of options if you like Thai.

Would recommend to anyone considering it..

From a safety perspective, it really depends on the area. Some neighborhoods are surprisingly good, others not so much. Do your research on specific streets.
