Best kept secrets of Owensboro, KY

First post here. I'm originally from Pittsburgh and Rent is about $900/month for a decent place. Poverty rate is 16.4%, which is higher than I expected. With a population of 60,112, Owensboro is a smaller city. Honestly, I think it's a great place if you know where to look. There's a real sense of community in certain neighborhoods. The weather takes some getting used to.

Pros:
- Affordable cost of living
- Nice parks and trails
- Growing food scene
- Good schools
- Walkable downtown

Cons:
- Hot summers
- Cold winters
- Rising rent prices
- Lack of diversity
- Chain restaurants dominate
Traffic can be rough during rush hour, no sugarcoating that. Property taxes are high but you get good services. Honestly, I think it's a great place if you know where to look. It's a very car-dependent city, for better or worse. People here are genuinely friendly, not just surface-level. Cost of living is definitely rising, but still manageable. There's a growing tech scene which is exciting. The parks and outdoor areas are a huge plus. It's not perfect, but the community is solid. There's a real sense of community in certain neighborhoods. The parks and outdoor areas are a huge plus. The school system varies a lot by neighborhood.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a teacher, 31, moved here 4 years ago from Tampa. I've lived in Cedar Grove and South, and traveled to most parts of the metro.

**What I love:**
1. Friendly community, easy to meet people
2. Good schools in most areas
3. Diverse dining options
4. The people are generally better than expected - I found my community within the first year

**What I don't love:**
1. Limited public transit options
2. Urban sprawl is real
3. The public transit situation is developing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Cedar Grove: Great for retirees. improving vibes, walkable.
- South: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Tampa, everything felt excellent. Rent is about /mo. Groceries are affordable. Gas is manageable. You can live comfortably on $70K-$120K here.

**Final verdict:**
It's not for everyone but it works for us.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Real talk - this place is not for everyone, and I think that's OK.

If you value cost of living, you'll love it. The school system is genuinely solid and I've found it exceeded my expectations. My neighborhood (Maple Ridge) is reasonable and I feel safe walking around at night.

But if you're coming from Houston, be prepared for the culture shock. cost of living is completely different here. And Dating scene is rough.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Public transit is surprisingly good here. You'll probably need a car for most things. I'm still on the fence after all this time.
