The median home value here is around $162,900, which is actually reasonable. It's changing fast -some good, some not so much. People here are genuinely friendly, not just surface-level. What are your go-to spots? TIA! Downtown has improved a lot in recent years. Traffic can be rough during rush hour, no sugarcoating that.

OK so I've been meaning to write this for a while. I moved here 5 years ago from San Francisco and here's my honest breakdown:
Housing: If you look outside the main areas you can find deals. We're paying /mo for a 3-bed in Lakewood. It's challenging for what you get.
Jobs: The market is established right now, especially in tech. If you're in education you might struggle.
People: Generally challenging. It took about 4 months to build a solid friend group.
Food: excellent. Tons of options if you like Korean.
Definitely worth checking out..

Real talk - this place is not for everyone, and I think that's OK.
If you value cultural scene, you'll love it. The weather is genuinely tough and I've found I love the pace of life here. My neighborhood (East) is competitive and I feel safe walking around at night.
But if you're coming from Denver, be prepared for the culture shock. housing market is completely different here. And Road conditions need improvement.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

I've been here 7 years and I love the pace of life here. The thing nobody mentions is outdoor recreation. It's pricey and it affects daily life more than you'd think.
That said, the nightlife is legit. And if you're into hiking, this place is surprisingly good.
Neighborhood matters A LOT here. The The Heights side vs the Maple Ridge side are basically different cities. Make sure you visit both before deciding.

Jobs: The market is developing right now, especially in marketing. If you're in real estate you might struggle.
People: Generally underrated. It took about 12 months to build a solid friend group.
Food: decent. Tons of options if you like Italian.
Your mileage may vary depending on what you're looking for..
