Hey everyone, We have two kids and Homes are going for about $617,800 on average. The median home value here is around $617,800, which is pretty steep. With a population of 201K, Oxnard is a mid-size city. Crime rate is something to consider — Oxnard sits at 342.6 per 100K. The unemployment rate is 4.4%, which is about average. The weather takes some getting used to. People here are genuinely friendly, not just surface-level. There's a real sense of community in certain neighborhoods. Would love some local perspective. The parks and outdoor areas are a huge plus. Public transit needs a lot of work honestly. It's a very car-dependent city, for better or worse. There's a growing tech scene which is exciting. Property taxes are high but you get good services. Traffic can be rough during rush hour, no sugarcoating that. It's changing fast — some good, some not so much. OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a marketing manager, 33, moved here 7 years ago from Seattle. I've lived in East and Eastside, and traveled to most parts of the metro.

**What I love:**
1. Cost of living is very reasonable
2. Good internet infrastructure
3. Strong sense of community
4. The people are generally excellent - I found my community within the first year

**What I don't love:**
1. Dating scene is rough
2. Homeless population growing downtown
3. The cost of living situation is stable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- East: Great for young professionals. decent vibes, walkable.
- Eastside: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Seattle, everything felt solid. Rent is about /mo. Groceries are pricey. Gas is reasonable. You can live comfortably on $40K-$130K here.

**Final verdict:**
Give it a chance - it might surprise you.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Cedar Grove for 11 years. Moved from Denver for cost of living. Here's my honest, detailed take:

**Housing:**
The market right now is hit or miss. We bought in 2017 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. The market is competitive but not impossible.

**Employment:**
consulting is strong here. retail is hit or miss. If you're remote, you'll love the cost of living. Average salaries are stable for the area.

**Quality of Life:**
it exceeded my expectations. The outdoor scene is surprisingly good - we have biking trails within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Cedar Grove schools are average. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Traffic during rush hour is rough. Bugs and humidity in summer. And healthcare can be frustrating.

**Bottom line:**
For remote workers, I'd say this is a 6/10. Your mileage may vary depending on what you're looking for.. Feel free to ask specific questions - happy to help.

Came here for school and stayed because it was the best decision I ever made. The pet-friendliness is honestly better than expected and I don't see that changing anytime soon.
