What I wish I knew before living in Pace

So, Born and raised here. Rent is about $1,195/month for a decent place. The unemployment rate is 2.3%, which is pretty low. Poverty rate is 9.1%, which is pretty low. With a population of 25,630, Pace is a smaller city. It's changing fast -some good, some not so much. I'd say it's better for families than young singles. The suburbs are where most families end up. The food scene here is surprisingly good.

Pros:
- Friendly people
- Diverse community
- Lots of new development
- Good healthcare facilities
- Strong sense of community

Cons:
- Hot summers
- Few job opportunities in some fields
- Chain restaurants dominate
- Homelessness issues downtown
The parks and outdoor areas are a huge plus. The city has invested a lot in new development. Cost of living is definitely rising, but still manageable. Used to live on the Greenfield side, now on the The Heights side. Completely different vibe. I wouldn't want to live anywhere else right now.

Great question. I'll try to be comprehensive here.

I'm a data analyst who relocated here from Denver about 13 years ago. The main reasons were retirement and cost of living.

Pros I've experienced:
- Low crime in most neighborhoods
- Good healthcare facilities
- Close to major attractions

Cons that are real:
- Road conditions need improvement
- Can feel isolated

Financially, we've found it solid compared to where we came from. Buying is tough right now, renting is more reasonable. Groceries are pricey, gas is average.

Socially, it's improved dramatically in recent years. Give it a chance - it might surprise you..

From a safety perspective, it really depends on the area. Some neighborhoods are tough, others not so much. Do your research on specific streets.

Bought a house here in 2015 and it exceeded my expectations. Property values have gone up a bit since then.
