Been meaning to ask this. I've been here for 5 years and Poverty rate is 10.3%, which is around average. With a population of 45,811, Pahrump is a smaller city. Rent is about $1,152/month for a decent place. Homes are going for about $283,400 on average. It's a very car-dependent city, for better or worse. It's changing fast -some good, some not so much. Should I be concerned? There's a real sense of community in certain neighborhoods. There's a growing tech scene which is exciting. It's changing fast -some good, some not so much. Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Lakewood for 14 years. Moved from Houston for work. Here's my honest, detailed take:
**Housing:**
The market right now is better than expected. We bought in 2019 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 2-bed in a safe area. Buying is tough right now, renting is more reasonable.
**Employment:**
healthcare is strong here. hospitality is hit or miss. If you're remote, you'll love the cost of living. Average salaries are developing for the area.
**Quality of Life:**
I'm still on the fence after all this time. The outdoor scene is surprisingly good - we have state parks within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Lakewood schools are better than expected. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Rising rent and home prices. Bugs and humidity in summer. And walkability can be frustrating.
**Bottom line:**

I've lived in Sunset for about 10 years now, so I can give you a pretty detailed perspective.
I wouldn't want to live anywhere else right now. When I first moved here from Portland, I was surprised by healthcare. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Friendly community, easy to meet people
- Diverse dining options
- The job market scene is underrated
The downsides:
- Winters are long and cold
- Bugs and humidity in summer
Overall I'd rate it 6/10 for remote workers. It's not for everyone but it works for us..
