Just moved to Palm Bay, any tips?

Just moved here 1 months ago and With a population of 125K, Palm Bay is a mid-size city. Homes are going for about $248,000 on average. The unemployment rate is 3.6%, which is pretty low. Median household income is $67,521, which feels about average for the area. Rent is about $1,487/month for a decent place. Cost of living is definitely rising, but still manageable. There's a growing tech scene which is exciting. It's not perfect, but the community is solid. The school system varies a lot by neighborhood. People here are genuinely friendly, not just surface-level. It's a very car-dependent city, for better or worse. Public transit needs a lot of work honestly. OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a HR manager, 57, moved here 4 years ago from Portland. I've lived in Greenfield and Oak Park, and traveled to most parts of the metro.

**What I love:**
1. Cost of living is very reasonable
2. Lots of new development happening
3. Good internet infrastructure
4. The people are generally excellent - I found my community within the first year

**What I don't love:**
1. Traffic during rush hour is rough
2. Nightlife is limited
3. The housing market situation is pricey and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Greenfield: Great for families. better than expected vibes, walkable.
- Oak Park: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Portland, everything felt tough. Rent is about /mo. Groceries are affordable. Gas is wild. You can live comfortably on $80K-$80K here.
