Biggest downsides of living in Palm Springs North?
I'm a teacher here and It's a a small town city with about 5,291 people. Poverty rate is 10.8%, which is around average. Average temperature is around 77--F, so it's warm year-round. Homes are going for about $476,500 on average. The parks and outdoor areas are a huge plus. It's changing fast -some good, some not so much. Thoughts? Thanks for reading. People here are genuinely friendly, not just surface-level. The school system varies a lot by neighborhood. The parks and outdoor areas are a huge plus. The city has invested a lot in new development. Public transit needs a lot of work honestly.

Real talk - this place is not for everyone, and I think that's OK.
If you value dating scene, you'll love it. The outdoor recreation is genuinely decent and I've found it's not perfect but it works for me. My neighborhood (North) is manageable and I feel safe walking around at night.
But if you're coming from Portland, be prepared for the culture shock. safety is completely different here. And Urban sprawl is real.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Bought a house here in 2022 and there are trade-offs but the good outweighs the bad. Property values have gone about the same since then.
