OK so I'm originally from Tucson and Median household income is $118,280, which feels pretty solid for the area. The city has invested a lot in new development. It's not perfect, but the community is solid. It's a very car-dependent city, for better or worse. The school system varies a lot by neighborhood. The food scene here is surprisingly good.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Pine Hills for 8 years. Moved from Minneapolis for family. Here's my honest, detailed take:
**Housing:**
The market right now is challenging. We bought in 2016 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 1-bed in a safe area. If you look outside the main areas you can find deals.
**Employment:**
healthcare is strong here. tech is hit or miss. If you're remote, you'll love the cost of living. Average salaries are reasonable for the area.
**Quality of Life:**
the quality of life is solid. The outdoor scene is pretty good - we have desert landscapes within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are excellent. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Road conditions need improvement. Bugs and humidity in summer. And cost of living can be frustrating.
**Bottom line:**

I've lived in Maple Ridge for about 10 years now, so I can give you a pretty detailed perspective.
I genuinely enjoy living here. When I first moved here from Chicago, I was surprised by nightlife. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Good healthcare facilities
- Close to major attractions
- The public transit scene is improving
The downsides:
- Property taxes are high
- Road conditions need improvement
Overall I'd rate it 9/10 for singles. Definitely worth checking out..

As someone who grew up here, it's not perfect but it works for me. A lot has changed in the past few years though. school system used to be much manageable but now it's decent.

I'd say the biggest thing people don't talk about is traffic. there are trade-offs but the good outweighs the bad. Worth doing your research before committing.
