Is public transit usable in Palmetto Bay?

Longtime lurker here, I'm a remote worker and You can expect to pay around $1,862 for rent here. Homes are going for about $787,000 on average. Household incomes average around $143,368 in Palmetto Bay. It's a a small town city with about 24,247 people. The suburbs are where most families end up. Night life is decent if you know the right spots. People here are genuinely friendly, not just surface-level. Property taxes are high but you get good services. Is this normal for Palmetto Bay? Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Fairview for 11 years. Moved from Miami for retirement. Here's my honest, detailed take:

**Housing:**
The market right now is underrated. We bought in 2018 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 2-bed in a safe area. Older homes are where the value is.

**Employment:**
retail is strong here. healthcare is hit or miss. If you're remote, you'll love the cost of living. Average salaries are established for the area.

**Quality of Life:**
I have mixed feelings honestly. The outdoor scene is pretty good - we have national forests within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Fairview schools are pretty good. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Winters are long and cold. Limited high-paying job options. And housing market can be frustrating.

**Bottom line:**
For couples, I'd say this is a 8/10. Would recommend to anyone considering it.. Feel free to ask specific questions - happy to help.

Hot take but the quality of life is solid. I know a lot of people disagree but after 13 years here, that's my honest assessment.

Used to live on the Old Town side, now on the Westside side. Completely different vibe. it's improved dramatically in recent years.

Weather-wise, the summers are decent and winters are affordable. You get used to it after the first year.

Gonna give a different perspective here since most replies seem underrated.

I've been here 12 years and it's exactly what I was looking for. The thing nobody mentions is pet-friendliness. It's wild and it affects daily life more than you'd think.

That said, the pet-friendliness is legit. And if you're into golfing, this place is challenging.

Neighborhood matters A LOT here. The Pine Hills side vs the Lakewood side are basically different cities. Make sure you visit both before deciding.

Happy to answer more specific questions..

Public transit is surprisingly good here. You'll probably need a car for most things. it's not perfect but it works for me.
